There’s a uniqueness about this Huf Haus property in Grantham, Lincolnshire. Also, it’s one of the cheapest.
That’s not to say it is cheap. Far from it. But compared to some and looking at what you get, this is better value than most. Of course, the cheapest one (in theory) is if you get lucky in the raffle to win a Huf Haus, which is just the price of a ticket. But you will have to get very lucky.
If you don’t get the winning ticket, this is another option. It’s the only Huf Haus in Lincolnshire, one that follows the (winning) formula of pretty much every other Huf Haus.
So the beams, the heavy glazing, the angled ceilings and the open-plan space that’s a trademark of this type of German modernism. As you probably know, each one is made in Germany and built to a very high standard by the Huf builders at the chosen site. As such, each one is familiar, but each Huf Haus is tweaked to suit the needs of the client.
This is a large, five-bedroom house over three floors and set in landscaped gardens in a village not far from Grantham.
Inside, you will find a porch with cloakroom and WC, an entrance hall and a sitting room with fully glazed walls and door opening onto the garden.
Beyond that is the fitted kitchen with Corian work surfaces and high-end appliances, which is open plan through to the dining room. That dining space is surrounded on three sides by glass walls and with a sliding door to a balcony. Follow it through and you get to the south facing drawing room, again with a sliding door to the balcony and with a wood burner.
Stairs lead to the lower ground floor with has a gymnasium with door to garden, a utility room with access to the boiler room, a ‘party kitchen’ and a family shower room complete with sauna. There are also two south facing bedrooms which open to the garden and a fifth bedroom (which has water and waste pipes in case another bathroom is wanted instead).
Head up to the first floor and there is a galleried office/study overlooking the dining room, an opening to the south facing balcony and a guest bedroom with en-suite shower room and steps to a mezzanine sleeping area.
The master bedroom suite has a dressing room (with laundry chute to the utility room), a ‘luxurious’ en-suite bathroom and a further balcony.
That’s not quite all as the outside space is worth talking about too. The house is approached via an electric gated driveway which leads to parking for several vehicles as well as the double open-sided carport with garage.
There are also paddocks and grounds, along with solar panels (which should save you some money and perhaps make you a little too) landscaped gardens, a decked area with sunken hot tub and a paved terrace. There is also a further ‘hidden’ garden with a potting shed, kitchen garden and composting area.
If you need more land on top of the seven acres included, a further five acres is available by separate negotiation if you want it. But before you do, you might want to consider the asking price of the existing site, which is £1,250,000.
