We haven’t featured anything industrial of late, which is reason enough to cover this Ashley Isham-designed warehouse conversion in lower Holloway, London N7.
Once upon a time, this was a tram shed, but is now what the agent describes as a ‘substantial, light-filled’ conversion covering 4,556 sq. ft. in total, with a south-facing roof terrace a nice bonus.
The inside is described as ‘unique and cosmopolitan’, featuring ‘a diverse collection of international art’. It’s perhaps best not to put too much emphasis on that, not least because the art and the majority of furnishings are unlikely to be staying when the current owner leaves.
What we are concentrating on is what’s left, which is a very impressive open space that still hints at its industrial past.
Access is through a discreet frontage on a quiet street. Head through the integrated garage and you will be met with a wide galleried hall with wonderful industrial staircases that take you to the lower and upper levels.
To the right is a grand master bedroom suite, with open bathroom and large built-in wardrobes, a second bedroom also with en-suite bathroom. A further bedroom and bathroom is on the first floor.
The dominant main living space is on the second floor, complete with a bespoke kitchen by Beckerman and Gaggenau appliances, not to mention a vast amount of natural light, which is via the roof lantern which runs across the length of the room.
Also present is a mezzanine-level study, and shower room, which is accessed via a short staircase and overlooks the living/dining area. You can also reach the sun terrace using a set of painted steps at the far end of that room.
On the lower-ground floor are two more bedrooms with bathrooms, and an open study, which is built around a second living area set within ‘a double-height void’.
The renovation also added in new electrics, boiler, air conditioning and underfloor heating too, should you be worried about anything still in place from the ‘industrial age’. Basically, everything looks to have been updated.
I’m guessing the work came at a price, as this place doesn’t come cheap. You will need something in the region of £3,500,000 to secure it.
